Dear Residents,
In response to owners questions we want to draw your attention to the fact that we are currently in the middle of King Tide season, which means the tide and water table are unusually higher than throughout the rest of the year. As we explained at the resent Board meeting, a result of the ground saturation, we are experiencing water in some areas of the garage, which is coming through the joints in the slab of the Lower Garage parking area. Unfortunately due to the high tide, water is not able to leave the drain from the system until the tide recedes which usually can take a few hours.
After an initial inspection with the Contractor that installed the back-flow valve, we are confident that the valve installed approximately a year and a half ago is working as intended. Having said that we are moving forward with a more thorough inspection of the valve to ensure the efficiency of the drainage system, which has proven effective in preventing the bay water from coming into our building.
Please be aware that we have scheduled a presentation from EAC Consulting who are the engineers tasked with the improvements to the Lower garage drainage systems for Monday, October 7th, at 6:00 PM. The engineer will be going over their findings/proposals moving forward and will be addressing questions from the audience.
