“What to Expect” Before, During, After window installation

Notifications prior to install date:

1. First General Notice to Owners/Residents of Window Inspection & Installation, Surveys of apartments will be conducted periodically to determine whether there are conditions in apartments that owners must remedy before windows can be installed. Owners will be notified of such conditions when identified in surveys and approximately 30 days before install date.
2. Second Notice to Owners/Resident: Sent approximately 2 weeks prior to installation to confirm installation schedule and advise what to expect Before, During and After the Window installation takes place.

Before Installation –  unit preparation

1. Homeowner removes electric window treatments, related wiring and outlets, and corrects other adverse conditions.
2. Two to fourteen working days prior to installation, shutters will be removed from all windows including sliding doors as needed. This will be very closely managed, especially during hurricane season, to ensure that all apartments are protected if a storm hits.
3. One working day prior to installation the association staff will enter the unit to:
   • Take pictures of unit prior to installation
   • Remove non-electrified window treatments
   • Privacy sheets placed over bedroom windows
   • Move furniture out of work areas
   • Remove art work from adjacent walls
   • Hang cloths over TV’s,cabinets etc to protect from dust
   • One working day prior to installation, Contractor
     • set up floor protectors/covers
     • install dust walls 4′ from windows. Residents should not open dust walls or enter work area.
     • cover furniture in the immediate area of work. Association will cover remaining furniture

Day of Installation: (8AM-5PM)

1. Contractor makes go-no go decision if wind (18 mph+ on wind meter), rain, lightning present
2. Even though TKB employees will be in the unit, resident should secure valuables.
3. Owner may be present, but installation will proceed with or without
4. A/C turned off during install to protect unit from dust
5. Association employee will take pictures and video the installation process
6. Window removal and installation of entire unit, repair concrete as required. For most units, new windows will be delivered/removed via swing stages on the exterior of the building.  For Biscayo units, this will be done via elevator.
7. Patch drywall
8. Engineer inspection and documentation
9. Privacy sheets placed over bedroom windows

1-3 days After installation Association and Contractor will:

1. Window finishes,
2. Association staff will repaint damaged areas if resident supplies the paint.
3. Remove dust walls
4. Remove floor protectors
5. Remove dust protection sheets
6. Re-install non electric window treatments (where possible)
7. Return furniture, wall hangings, carpets to original location
8. Install new filter in A/C unit
9. Identify and repair any construction damage
10. Clean unit

Note:

• Towers personnel will be present at all times, whenever access to the unit is needed.
• Towers personnel will take pictures and/or video of the units
  • Before any work is done in the apartment
  • After work is completed in the apartment
  • Will record window installation process
  • Document any damage to the unit

Exceptions

• Installation date cannot be guaranteed:
  • Schedule is based on average apartment. Conditions in any given apartment can speed it up or slow it down.
  • Unsafe weather factors can delay the schedule at any time
  • Adverse conditions found in one unit may require installing in another unit ahead of schedule
  • If significant concrete spalling or other major problems are found, window might have to be covered with plywood overnight to allow time for concrete to cure or other work to be done.
  • Depending on where the weekend falls in the above schedule, floor protections, dust walls and other impediments may be in place over the weekend. Every effort will be made to minimize the impact on residents.
  • If owner refuses to allow installation on the scheduled, owner will have to pay the costs incurred in the delay which may include $3,000 to re-set scaffolding.
